Now is the time to open a new office or expand at a reasonable price, here is some useful information the different types of buildings that you might be looking at:

You will find that office buildings are generally classified as being either a Class A, Class B, or a Class C building. Class B and C buildings are generally classified relative to Class A buildings. There is no exact formula by which buildings can be placed into classes; judgment is always involved.

Class A. These buildings represent the highest quality buildings in their market. Buildings that have excellent location and access, attract high quality tenants, and are managed professionally. Also they may offer amenities such as: central air conditioning, cleaning, attended lobby and typically command the highest rents.

Class B. This is the next notch down. Class B buildings are generally a little older, but still have good quality management and tenants. Class B buildings have good (versus excellent) locations, management, and construction, and tenant standards are high. Buildings should have very little functional obsolescence and deterioration.

Class C. The lowest classification of office building and space is Class C. Class C buildings are typically lofts on side street locations, 20 + years old but are maintaining steady occupancy.  A fair number of class C buildings have been upgraded to a class B building standards and as a result the prices are competitive with class B buildings.

Office space: Well located unfurnished commercial space suited for corporate presence of your NYC office.
Loft space: Open feel, usually high ceilings, sometimes having exposed brick walls, hardwood or cement floors.

Retail space: Typically Ground, street level or a second floor presence. Good for retail or a Restaurant.

Executive/Short-term suits: Fully furnished office suits offering flexible lease terms. Professional, business services such as: meeting/conference rooms, reception, internet, phones, serviced kitchens, etc.
